Foreclosures have fallen off the cliff ….

Foreclosure filings across the Inland Empire region in 2012 are down more than 42 percent from 2010 and by more than 23 percent from 2011, according to RealtyTrac data.

This is due to banks doing more short sales, loan modifications, prices going up leaving less people upside down, the economy improving and a few other factors.

5 Tips To Sell Your Home Fast

#1  Avoid Pricing your Home Too High

If you  price your home too high to begin with you could lose a lot of interest.  It also conveys the message that nobody wants your house.  Pricing it aggressively and creating buyer competition will ensure you get top dollar in the shortest amount of time.

#2 Toss The Strange Stuff

You may really enjoy your collection of dehydrated cat claws from around the world or your massive collection of ashtrays, but not potential buyers.   Be sure and take the time to remove items of personal taste and clutter,  and attempt to make your house as neutral, open, and spacious as possible.

#3 Don’t Lock The Buyers Out

Most buyers have enlisted the help of a Realtor to assist with the locating and showing homes listed for sale.   When the buyer’s agent sees that they need to call one person to get the code for the gate, which leads to the gate, which can only be shown Sunday morning at 6:00 a.m., you have just lost a showing and potential offer.  Instead, allow as much freedom and accessibility for showings as possible.   Make sure your agent has placed an electronic lock box on the front door and that all agents are able to easily show their clients when convenient for them.  The lock box also keeps track of all comings and goings.

#4 “Un-Cave ” Your Home

This sort of falls in line with number 2 above.  Dark houses don’t show well.   Be sure to open all the blinds (unless you have an eyesore view) and turn on the lights.  By this, it naturally puts buyers at ease.  Try and use bulbs that replicate sun light.  Also use sweet-smelling candles in bathrooms and add auxiliary light to set the ambiance.

#5 Choose The Right Realtor

When choosing a Real Estate Agent to sell your home, but sure to get valid answers to the following questions before signing any contract:  1) How many standard sales did you perform in the past 12 months, and of those how many sold?   2) What is your actual marketing plan and strategy to me the most amount of money in the shortest amount of time?  3) Do you have seller referrals that I can speak to?  (And actually call them!)
